Understanding how your architect will bill you is as important as understanding how much they will charge. Here is a practical guide to how architectural fees are typically structured, invoiced, and paid in the Seattle area.
Retainer at Project Start
Most architecture firms require a retainer — typically 10-20% of the total estimated fee — at contract signing. This retainer gives the architect confidence to begin work and is credited against future invoices.
Milestone-Based Billing
For fixed-fee projects, billing is typically tied to design milestones:
- 20-25% at completion of schematic design
- 20-25% at completion of design development
- 25-30% at completion of construction documents
- 15-20% at permit submission
- 10-15% during construction administration (monthly or at completion)
Monthly Billing for Hourly Work

Reimbursable Expenses
