Best Seattle Neighborhoods for ADU Development in 2026

Not all Seattle neighborhoods are equally well-suited for ADU development. Zoning, typical lot size, rental market demand, construction cost, and appreciation potential all vary significantly across the city. Here is an analysis of the best neighborhoods for ADU projects in 2026.

Tier 1: Strong Fundamentals

Northgate / Pinehurst / Maple Leaf: Large lots, LR zoning in many areas, strong rental demand driven by the Northgate Link station. ADU rents: $1,600-$2,100/month.

Wedgwood / Ravenna: Large SF lots, typically 6,000-10,000 sq ft. Strong family rental demand. Many lots have underutilized rear areas perfect for DADUs.

Rainier Beach / Columbia City: Larger lots at lower land cost than north Seattle. Light rail access. Growing rental demand as light rail ridership increases.

Tier 2: Good Opportunities

West Seattle (Alki, Admiral, Morgan Junction): Large lots on the peninsula. Strong rental market. Water view DADUs command premium rents.

Greenwood / Phinney Ridge: Dense transit network, walkable neighborhoods, strong rental demand from university and tech sectors.

Tier 3: Watch the Lots

Capitol Hill / First Hill: Extremely high rental demand but smaller lots and MF zoning complexity. ADUs possible but require careful zoning analysis.

Ballard / Fremont: High rental rates but rapidly increasing land values make development economics challenging.

Eastside Opportunities

Kirkland, Redmond, Totem Lake: Large residential lots, tech-sector rental demand, and faster permit review than Seattle. Strong fundamentals for ADU investment.
