When seeking drawings for a project, Seattle homeowners often encounter both architects and draftsmen (drafters), at very different price points. Understanding the difference helps you choose correctly.
What a Draftsman Does
A draftsman produces technical drawings, often using CAD software. A skilled draftsman can prepare permit drawings for straightforward projects. However, a draftsman is not a licensed design professional, does not carry professional liability, and is limited in the types of projects they can legally stamp.
What an Architect Does
A licensed architect provides design expertise plus the legal authority to stamp drawings for any project type. Architects are trained in design, building science, code, structural coordination, and the full process from concept through construction. They carry professional liability insurance.

When a Draftsman Is Sufficient

- Projects that legally do not require an architect’s stamp (some small residential work in Washington)

- Any project where design quality matters to the outcome and value

- Structurally complex work

The Cost Difference

Home Designer or Residential Designer: The Third Option
A home designer is not a licensed professional in Washington State, anyone can use this title without specific education, examination, or licensure. Quality ranges enormously. Some home designers have extensive training and produce excellent work; others do not.
Scope of practice: In Washington, unlicensed designers can prepare drawings for certain residential projects (single-family homes and small multi-family). They cannot prepare drawings for commercial buildings, many multi-family projects, or projects requiring engineering.
Limitation: A home designer cannot stamp drawings that require an architect’s seal, and their work is not covered by professional liability insurance.
When to Hire a Licensed Architect
- Any commercial project
- Multi-family projects (3+ units)
- Projects with structural complexity (load-bearing changes, second stories)
- Historic properties subject to landmark review
- Projects where engineering coordination is needed
- When you want professional accountability and licensed expertise
