Second story addition over a garage

Building over the garage is often the cheapest way to add a real room to an Eastside house. It is also the one most likely to hit a slab problem.

Thinking about building over your garage?

Key takeaways

  • Building over an attached garage is usually the cheapest real square footage you can add.
  • Garage slabs and footings were poured for a car, not a floor of living space.
  • Footing and point load upgrades commonly add $25,000 to $70,000.
  • A bonus room over a two car garage typically runs $170,000 to $310,000.
  • Where the stair lands decides whether the addition reads as original or bolted on.

An attached garage is often the best place on an Eastside house to add square footage. The footprint already exists, the roof is usually simple, and you are not giving up any yard. When it works, it is the cheapest real room you can add.

Why over the garage is usually cheapest

  • The foundation footprint is already there, so no new excavation in most cases.
  • Garage roofs are typically simple gables, which are cheaper to remove and rebuild than a complex main roof.
  • You keep your yard and your lot coverage, which matters on tight Kirkland and Bellevue parcels.
  • Plumbing can often run off the existing main house stack if the new space sits adjacent.

The garage slab problem

Here is the catch, and it is the single thing that decides the budget. Garage slabs and their footings were usually poured to carry a car and a roof, not a floor of living space.

That means the perimeter footing may need to be deepened or widened, and new point loads have to land somewhere real. On a slab-on-grade garage we sometimes cut and pour new pads inside the existing slab. That work commonly adds $25,000 to $70,000 before you have a single finished surface.

If a builder quotes you a garage-top addition without anyone looking at the footings, treat the number as fiction.

What it costs in 2026

ScopeTypical range, Seattle metro 2026
Bonus room over a two-car garage, 400 to 550 sq ft$170,000 to $310,000
Primary suite over garage with bathroom$230,000 to $400,000
Structural and footing upgrades$25,000 to $70,000
Architect design fee12 to 20% of construction

Market ranges for planning, not a quote. Bathrooms, stair location and whether the space is conditioned move these numbers most.

What people actually build up there

On the Eastside the four most common briefs are a primary suite that frees up the main floor, a home office pair for two people working from home, a teenager or guest suite with its own bathroom, and a bonus room over a three-car garage that becomes the room the family actually lives in.

The stair is the design problem. Where it lands decides whether the addition feels part of the house or bolted on. That gets resolved on paper, before pricing.

Questions

Can you always build over an attached garage?
Not always. It depends on the existing footings, the slab edge and whether new point loads can reach the foundation. It has to be verified on site.
How much does a room over the garage cost in Seattle?
A bonus room over a two-car garage commonly runs $170,000 to $310,000, and a primary suite with a bathroom $230,000 to $400,000. Structural upgrades add $25,000 to $70,000.
Does it need a permit?
Yes. Adding conditioned living space over a garage requires a building permit with structural drawings, energy code documentation and a site plan.
Where does the staircase go?
That is the main design decision. It usually comes off an existing hall or the main stair landing. Getting it wrong is what makes garage additions feel bolted on.
Will I lose the garage?
No, if the structure is upgraded properly the garage keeps working. You lose it only during construction.
