Converting an Attached Garage to Living Space in Seattle: What You Need to Know

Converting an attached garage to living space is one of the most cost-effective ways to add square footage to a Seattle home. Here is what the process requires.

Permit Requirements

Garage-to-living-space conversions in Seattle always require a building permit. The conversion changes the occupancy type of the space (from U — utility — to R-3 residential), which triggers code requirements for insulation, heating, electrical, and sometimes structural work.

Insulation Requirements

Garage spaces are typically uninsulated. Conversion requires insulating the walls (R-21 minimum), ceiling/floor above (R-38 minimum), and the garage door opening (typically replaced with a wall with windows). Current energy code requires continuous insulation in most configurations.

Egress

If the converted space will be used as a sleeping room (bedroom), an egress window is required — minimum 5.7 sq ft net clear opening. If the garage is below grade, see basement conversion requirements.

Fire Separation

The wall and ceiling between the garage and the house must maintain a minimum 1/2″ gypsum board fire separation. If this separation is being removed as part of the conversion (opening the space to the rest of the house), it can be eliminated entirely once the occupancy change is complete.

ADU Garage Conversion

Converting an attached garage to an ADU adds kitchen requirements, a separate entrance, and energy code compliance for the full ADU unit. See our ADU service: ADU Design.

Frequently Asked Questions

Is a garage conversion worth it in Seattle?

For most Seattle homeowners, yes. A converted garage adds functional square footage at a lower cost per foot than a ground-up addition, and if built as an ADU it can generate rental income and increase resale value. The main trade-offs are losing covered parking and the permit and code work required, which is where an architect protects your return.

How much does a garage conversion cost in Seattle?

A basic conversion to heated living space typically runs $80,000 to $150,000. Converting to a full ADU with a kitchen and bathroom generally runs $150,000 to $250,000 or more, depending on structural, electrical, and plumbing scope. A feasibility consultation gives you a real number for your specific garage.

Can I convert a detached garage in Seattle?

Yes. A detached garage is usually converted into a DADU (detached accessory dwelling unit). ADU rules in Seattle are among the most flexible in the region, though setbacks, height, and lot-coverage limits apply. A detached conversion is very achievable with the right design.

Do I need a permit to convert my garage in Seattle?

Yes. Converting a garage to living space requires building permits, and typically electrical, plumbing, and mechanical permits as well. If it becomes an ADU, land-use review may also apply. We handle the full permit process so it is approved the first time.

How long does a garage conversion take?

Plan on roughly 2 to 4 weeks for design, 6 to 12 weeks for permitting, and 8 to 16 weeks for construction, about 4 to 8 months total, depending on scope and city review times.

Will a garage conversion add value to my home?

Done well and permitted, yes. Added legal living space and, for ADUs, rental income both raise appraised value. Unpermitted conversions do the opposite and create resale problems, which is why proper permits matter.
