A cramped kitchen is one of the most common frustrations in older Seattle homes. Bumping out or expanding the kitchen can transform how the whole house functions. Here are the options and what they cost.

The Bump-Out Option

A bump-out extends the kitchen a few feet beyond the existing wall, often cantilevered without a new foundation if small enough (typically under 2 to 3 feet). This adds counter space, room for an eating nook, or space for a larger island.

Cost: $25,000 to $75,000 depending on size and whether foundation work is needed.

The Full Kitchen Addition

A larger expansion adds a full room-sized footprint, often combining the kitchen with a family room or dining area in an open plan. This requires a new foundation and roof.

Cost: $120,000 to $250,000.

Opening to Adjacent Rooms

Permit Requirements

Any expansion of the footprint or structural change requires a building permit with architectural drawings. Relocating plumbing or electrical also triggers permit requirements.
