Waterfront homes are the heart of this practice. They are also the projects where the difference between a good architect and a cheap set of drawings shows up as a year of delay.

Why lakefront is a different project

On a normal lot, zoning sets your envelope. On a shoreline lot you have zoning plus the Shoreline Management Act, a local Shoreline Master Program, critical areas rules, often tree retention, and sometimes a geotechnical requirement. Each one subtracts from your buildable area before you draw a line.

Shoreline rules and buildable area

In Kirkland, shoreline jurisdiction on Lake Washington, Forbes Creek and North Creek is governed by the Kirkland Shoreline Master Program under KZC Chapter 83. Development inside that jurisdiction triggers a separate substantial development or exemption review on top of the building permit.

The single most valuable hour on a waterfront project is the one spent mapping actual buildable area before an offer is made. I have told buyers to walk away from lots.

What pushes waterfront to the top of the range: shoreline permitting time, geotechnical and shoring, moisture detailing that has to be right, and the glass. Structural glazing with a lake view is the single most expensive square footage in the house.
